Rental Ledger
A web app for tracking rental income and expenses across multiple properties, with AI-powered receipt extraction and auto-categorization.
Opens the real app with synthetic sample data in a new tab: browse the actual ledger, residents board, and cash-flow statement.

How you’d use it
Keeps a clean, multi-property ledger with almost no manual entry. It syncs bank transactions, scans receipts from email, categorizes everything with AI, and produces P&L reports per property and date range.
Here's what using it actually looks like:
Connect your accounts
Link a bank through Plaid or drop in a CSV, then tie each account to the property it belongs to.
Let it do the sorting
Bank transactions flow in on their own, and receipts from your email get read by AI and filed under a category, with almost no typing.
Fix the odd one
The ledger shows everything by property. Change a category when something lands in the wrong place, or set a rule so the repeats sort themselves.
Read the results
Pick a property and a date range to get an income statement, or open Returns to see how each house is doing.
How it’s built
- Syncs bank transactions through Plaid (the bank-connection service budgeting apps use) or a CSV import
- Scans Gmail for receipts (Home Depot, Lowe's, etc.) and extracts the line items
- Uses Claude to read each receipt and transaction and auto-categorize it
- Tracks tenant payments, leases, and recurring items (rent, mortgage, utilities)
- Generates P&L (profit-and-loss) and income-statement drill-downs by property
